Knowing what your project will look like.

The current construction climate here on Vancouver Island is stressful on a good day for any homeowner looking to have renovations completed. It is getting increasingly difficult to find qualified trades. At Isle West Construction (IWC), we aim to carry the stress of the project by leading the process. Knowing what you want will help you to find the right contractor for your project.

  1. How much square footage do you need?
  2. What light fixtures do you want?
  3. What style of construction are you drawn to?
  4. Will you be living in the space during construction?
  5. Is this a new addition to an existing building? Or, is this a renovation of an existing space?
  6. What is the age of the space that is to be renovated? Is there a risk of asbestos in the space to be renovated?

Preparing to find a contractor.

When looking for a qualified contractor, the hiring process begins by asking the right questions. There are many types of contractors needed to complete a renovation of any size. Finding a contractor that has a list of pre-qualified and trusted professionals can save your project unnecessary costs and time. The larger the project, the more contractors typically needed – depending on the complexity. Here is a list of some of the most frequently hired contractors:

  6. Can you give me a written estimate and list what is included in the renovation package?
  7. When will the job be completed?
  8. Is there a way to control the budget costs?
  9. What happens when cost exceeds the budget?
  10. What about changes to materials or labour pricing?
  11. What will I need to provide as the project owner prior to project start?
  12. Are there any important considerations or concerns you foresee with this project?

Getting the right permits.

Your contractor can help you with applying for the required permits. In the Cowichan Valley, the Cowichan Valley Regional District (CVRD) issues permits. A number of documents are required to complete a Building Permit application. Depending on the type of renovation, a variance or other documentation might be needed. Early discussions with your contractor can quickly identify for you what is required. Knowing this can save you from unknowingly submitting an incomplete Building Permit.
